What's Covered
RCPG Items
Any items per one-year RCPG guidelines are covered by our warranty (cannot be homeowner maintenance items) please see the booklet you received at your homeowner's orientation or the one attached to this page.
Drywall Repair
We provide one-year drywall repair for any natural nail pops or cracks, and paint touch-up following these repairs.
Appliance Malfunctions
Issues with kitchen appliances, HVAC systems, or water heaters that are not caused by homeowner damage will be addressed under warranty.
Floor Noises
Subfloor noises will be evaluated and addressed by our service team and flooring installers to the best of our ability. Please note that some floor noise is normal and may vary with seasonal changes.
Siding Issues
Warped, loose, or cracked siding will be repaired or replaced under warranty.
What's Not Covered
Cabinet and Door Adjustments
Over time, cabinet doors may fall out of alignment with regular use. Homeowners are responsible for minor adjustments. Please refer to the manufacturer’s guide for instructions.
Paint Touch Ups
Any paint touch-ups that are not related to drywall repair are not covered by warranty, as this is basic homeowner maintenance.
Homeowner Damage
Any damage caused by homeowners, guests, or pets after closing or home possession is not covered under warranty.
Countertop Caulking and Touch Ups
Caulk at countertops, trim, and other sealed areas may shrink, crack, or separate over time due to normal settling and changes in home humidity.
Landscaping Care
New landscaping requires consistent watering and care until roots are fully established. We recommend hiring a professional lawn or fertilizer service during the first one to two seasons to ensure healthy growth.
Exterior Concrete
Concrete surfaces may develop cracks due to Michigan’s freeze-thaw cycles. Exposure to road salt, fertilizer, and other chemicals may also cause surface pitting. These conditions are considered normal wear and tear and are not covered under warranty.
